Asphalt Sealcoating
A fresh sealcoat is the cheapest insurance you can buy on asphalt. We blow the surface clean, fill the cracks, and lay an even coat that locks out water, UV, and fuel spills. Recommended every two to four years.

Parking Lot Sealcoating
Sealing a working lot is mostly logistics. We close half at a time so you stay open, lay sealer at the right thickness, give it the cure window the temperature actually allows, and re-stripe so you reopen with a lot that reads clean from the curb.

A residential drive that gets sealed on schedule will outlive one that doesn't by years. We mask the edges so we don't paint your concrete, fill the cracks, and lay a uniform coat dry to the touch before sundown.

Asphalt Crack Filling
Most asphalt damage starts as a small crack that goes untreated. We rout, blow out, and hot-pour rubberized crack-fill so water stops getting under the surface. Done before sealcoat, it doubles the lifespan of the lot.

Asphalt Repair
Soft spots, alligator cracking, raveled edges, sunken seams. We saw-cut clean lines, remove the failed material down to a stable base, and patch back with hot mix that ties tight to the surrounding pavement.

Pothole Repair
A pothole that's ignored becomes a liability. We square the hole, tack the edges so the new material bonds, drop in hot mix, and compact it flush so cars roll over it like nothing happened.

Parking Lot Striping
New layouts and re-stripes for retail, multi-family, churches, fleet yards. Stalls, fire lanes, ADA spots and access aisles, directional arrows, no-parking hatching. We use traffic-grade paint so the lines hold through summer heat and winter plows.
